The neighborhood also features prewar co-ops and apartment buildings, adding to its residential appeal.

Often used colloquially to describe the larger area of Victorian Flatbush, Ditmas Park proper is bordered by Prospect Park South, Flatbush, Midwood and Kensington. It includes smaller residential pockets like Fiske Terrace, Albemarle Terrace and Kenmore Terrace. Its Historic District—sometimes referred to as Victorian Flatbush—feels like a step back in time, with tree-lined streets, gas lamps and gracious freestanding homes complete with front porches, sweeping lawns, driveways and over-the-top seasonal decorations.

Cortelyou Road serves as the neighborhood’s central commercial strip, offering a mix of popular dining spots, cozy bars and indie shops, anchored by the longstanding Flatbush Food Co-op. Nearby highlights include the weekly Courtleyou Greenmarket, Prospect Park, Kensington Dog Run and the landmarked Kings Theatre.

For commuters, the B and Q trains at Beverley Road, Cortelyou Road, and Newkirk Plaza provide a relatively quick route to Manhattan.
